Nationwide September 2026: UK House Price Growth Halves to 0.8%

Nationwide’s latest index shows UK house price growth slowing sharply in September 2026.

This guide sets out the figures reported and what buyers and landlords should take from them.

What Nationwide Reported

  • Annual growth: 0.8% in September 2026, down from 1.6% in August.
  • Average price: £274,251, slipping from £275,465 in August, a monthly fall of 0.2%.
  • Regions: Northern Ireland was the strongest region, with prices up 5.9% year on year in the third quarter, while East Anglia was the weakest, with an annual decline of 0.7%.

A Second Reading From Halifax

Separate reporting on the Lloyds/Halifax index put the average UK price at £299,253 in July 2026, with annual growth of just 0.1%, described as the slowest since November 2023. The two indices measure prices differently and cover different months, so they should not be compared line by line.

What It Means for Buyers and Landlords

  • Buyers: slower growth can give more room to negotiate, but it varies by region and property type.
  • Landlords: price growth is only part of a return, so compare rents and yields for the specific postcode.
  • Overseas buyers: remember that currency moves and stamp duty surcharges can matter as much as a 0.8% price change.

Checks Before You Act

  • Look at recent sold prices on your street or in your building, not only the national average.
  • Check how long comparable homes took to sell and how far they fell from the asking price.
  • Use more than one index, because a single month can be revised.
